Job Summary:
Camillo Companies is actively seeking an experienced Director of Land Acquisition and Development. They must be able to locate, research and contract new land options for ongoing organizational growth. This role will report directly to the Corporate Director of Land Acquisition and Development. The ideal candidate will be experienced in handling a wide range of administrative and executive support related tasks and will be able to work independently with little supervision. This person must be exceedingly well organized, flexible and enjoy the administrative challenges of supporting office and field personal alike.
Duties/Responsibilities:

Responsible for locating, researching and contracting new land suitable for acquisition and development in alignment with division goals

Monitor development phases and entitlement processes post-closing
-
Collaborate with the Corporate Land Development Department on potential development communities
-
Maintain strong Broker network
-
Develop business community relationships and scout other avenues for potential acquisitions
-
Negotiate the acquisition of properties with landowners, attorneys or brokers
-
Review land valuation analysis
-
Prepare memoranda and other documentation and analytics for corporate approval for land buys
-
Work with the Land & Legal team to review and finalize contracts and to manage lot takedowns and requirements
-
Preparation of Letter of Intent (LOI) submittals with attorney
-
Manage the Due Diligence Checklist and deadlines
-
Work with the Land Development Manager and local engineers in evaluating site plans and development considerations
-
Analyze title commitments with attorneys
-
Understand and present the drainage, water and sewer, property access, environmental, and flood plain issues on potential development tracts
-
Cash flow analysis of development tracts
-
Prepare market research to support proposed development tracts.
-
Ability to utilize Geographic Information System (GIS) based platforms, Metrostudy software, MLS, and local government online resources to conduct market research and analysis
-
Prepare and evaluate financial proformas to determine new community viability
-
Maintain product awareness and review product libraries for community best-use considerations
-
Able to travel overnight.

Oversee all lot sales and purchases in division
-
Oversees all staff and aspects of land development in satellite Division
-
Negotiates development agreements with the Municipalities
-
Responsible for directing all aspects of new subdivision development from preliminary plat to final recorded plat, acceptance by municipalities and turnover to the HOA’s and builders.

Responsible for managing all Land Development field operations and staff for the region, including the timely inspection of projects to ensure project timelines and quality standards are met.

Strong understanding of Final Maps, Soils Conditions, Dry Utility Design and Civil Improvement Drawings.

Strong understanding of government approval processes necessary to obtain preliminary approvals and construction permits required for residential infrastructure construction
-
Oversee the negotiation of contracts with attorney for services to be performed by land development contractors such as grading, wet utilities, dry utilities, streets, curb and gutter, sidewalks and landscaping.

Oversee the preparation and creation of HOAs with attorney, including CCRs and related documents and act as a liaison and board member as needed.

Oversee all office and field personal as it pertains to division

Education and Experience:
-
5+ years of land development/infrastructure construction experience with increasing levels of project oversight experience preferred.

A bachelor's degree in construction management, Civil Engineering, or a related field is preferred
