GENERAL STATEMENT OF RESPONSIBILITIES & DUTIES:

As the Assistant Buildings Manager, Infrastructure you will help sustain, improve, maintain, and protect the museum's facilities, its collection, the public and the staff. You will manage a wide range of facilities infrastructure projects that are both short and long-term and will regularly collaborate with multiple stakeholders across the organization. You will oversee maintenance and general upkeep of the Museum's properties as well as assist with exhibition build-outs as needed.

PRIMARY RESPONSIBILITIES & DUTIES:

  • Regularly walk the museum including its roofs and interstitial spaces to identify deficiencies and determine and implement needed repairs with a focus on the roofs, walls and other related infrastructure not typically associated with HVAC/MEP or IS&T. Some overlap into these areas should be expected

  • Reduce the impact of smaller repairs on Sr. staff so they can be more fully involved with larger, complex projects. As the candidate grows into the position, they will have their own large projects to manage.

  • Plan, manage and execute both large and small infrastructure projects that addresses the Museum's needs. This includes afterhours emergency response and knowledge of mechanical systems, electrical and plumbing in addition to building envelope and interior renovations

  • Review cost estimates for changes to contracts and negotiate said contract, present final vendor's agreement to key stakeholders and client for approval.

  • Occasional overnight/weekend presence for hurricanes, blizzards and other extreme weather + occasional oversite of afterhours work as needed

  • Quickly become familiar with the Museum layout and its provisions, policies, specifications, and standards.

  • Review and track requests for information, change orders, correspondence, and other related transmittals

  • Manage internal and external business relationships and develop, maintain, and update project schedules including cost, construction plan, safety procedures and quality work plan

  • Coordinate with other departmental liaisons including but not limited to curators, administrators, designers, conservators, and facilities colleagues to ensure all stages of a project are properly accomplished

  • Actively assist in management of trade union personnel particularly as it relates to Museum maintenance, construction and art installation.

  • Serve as liaison for capital projects as needed

  • Prepare and provide updates and reports, should be computer literate with Word, Outlook, Workday, Excel, PowerPoint, etc.

  • Develop and nurture relationships with contractors and consultants

  • Other related duties as assigned by management

  • This role requires being fully onsite

EDUCATION & EXPERIENCE:

  • 2 - 4 years' experience in Facilities Management, Building Maintenance, Budgeting, Construction Project Management and/or MEP Project Management. Experience working in a museum/art environment a plus

  • Bachelor's degree in relevant field is preferred (Engineering, Construction Management, project management, etc.) as is an MBA or equivalent certification in construction project management

  • Ability to read and comprehend construction drawings and specifications for all disciplines of work; delegate related direction to trades as well as construction administration activity (i.e. follow up).

  • Knowledge of general construction practice and maintenance is required and valued. The winning candidate would be able to direct any tradesperson as needed. Knowledge of roofing systems, skylights, masonry construction and all the required maintenance will be very helpful in this position.

  • Skilled in financial management of projects, organizational and time management; track the budget and manage your calendar.

  • Knowledge of construction contracts and bid process

  • General knowledge of MEP operations and building maintenance is preferred

  • Excellent communication skills are critical

COMPENSATION RANGE:

  • Pay Range: $120,000.00 - $125,000.00 / Annually
