Crown Community Development (CCD) is a division of HCC that focuses on the acquisition, improvement, and development of land for the benefit of residential and commercial real estate. Position Description
The Regional Manager will oversee the strategic growth, management, and execution of land development projects within the Mid-Atlantic market. This role is responsible for driving regional profit and loss, refining and expanding the active adult brand, and ensuring the successful acquisition, development, and sale of land assets. The Regional Manager will lead a multi-site team and play a pivotal role in shaping the region's market presence and operational success.

Responsibilities

Strategic Leadership:

  • Lead the development and execution of regional strategies for land acquisition and development to align with the company's growth objectives.
  • Oversee regional profit and loss, ensuring financial targets are met or exceeded.
  • Direct expansion efforts in the Mid-Atlantic market, identifying new opportunities and managing growth initiatives.

Team Management:

  • Provide leadership, mentorship, and support to direct reports, fostering a high-performance culture.
  • Encourage peak performance through effective communication, coaching, and professional development.
  • Conduct annual performance reviews, and recommend compensation, bonuses, and professional development plans for all team members.

Financial Oversight:

  • Oversee the development, planning, and forecasting of budgets for the region, including annual budgets and quarterly updates.
  • Ensure all projects achieve or exceed budgeted internal rates of return (IRR) through strategic financial management.
  • Mitigate cost overruns by implementing effective process improvements and operational efficiencies.

Customer and Stakeholder Relationships:

  • Cultivate and maintain strong relationships with key stakeholders, including private and public home builders, commercial/retail users, and public entities.
  • Negotiate and secure contracts to achieve or exceed financial targets.
  • Network and develop relationships with landowners, investors, and government officials to support business development efforts.

Operational Oversight:

  • Provide high-level oversight and guidance to direct reports in key functional areas:
    • Land Development Manager: Ensure regulatory compliance, identify cost-saving opportunities, and achieve on-time development goals.
    • Director of Sales & Marketing: Guide strategic direction for market positioning and customer focus, and oversee market research efforts.
    • Director of Land Acquisition: Drive the identification and acquisition of new land opportunities and ensure timely approvals for new projects.
  • Direct land planning and design initiatives for new acquisitions, ensuring alignment with market demand and company objectives.
  • Maintain oversight of amenity planning, ensuring projects meet architectural, design, budgetary, and demographic goals.

Market and Industry Expertise:

  • Maintain deep knowledge of the local market, identifying trends and opportunities for investment and growth.
  • Implement departmental and cross-functional processes to optimize operations and improve overall efficiency.
  • Ensure the successful execution of all projects, with ultimate responsibility for site appearance and operational outcomes.

    Qualifications:

    • Bachelor’s degree in Real Estate, Business Administration, Urban Planning, or related field; or equivalent combination of education and work experience in home building, residential/commercial development, or land acquisition.
    • Minimum of 7-10 years of experience in land acquisition, real estate development, or related fields, with a proven track record in leadership and team building.
    • Experience managing multi-site teams and overseeing complex projects within the real estate or construction industries.
    • Local market experience preferred; candidates must reside in the region.
    • Strong financial acumen, including budget oversight, financial planning, and forecasting.
    • Excellent negotiation, communication, and relationship management skills.
    • Proficiency in Microsoft Office, particularly Excel, with a focus on financial modeling and analysis.
    • Strong organizational and time management skills, reflecting a high standard of work ethic.
    • Valid, unrestricted motor vehicle license.
