POSITION SUMMARY & ESSENTIAL FUNCTIONS

The Real Estate Paralegal is a key member of the Corporate, Real Estate, Acquisitions, Franchising and Transactions (CRAFT) sub team within the Legal Department of a growing restaurant company. The Real Estate Paralegal will provide direct support for all real estate functions of the CRAFT sub team with a primary emphasis on (i) conducting real estate closings for leasehold and fee acquisition transactions, (ii) reviewing title and survey for new and existing restaurant locations and (iii) tracking and communicating key real estate contract and lease dates to landlords, the CRAFT sub team and the Company's development team.

Essential duties include:

  • Real Estate:
  • Conducting real estate closings for leasehold and fee acquisition transactions;
  • Reviewing and commenting on title insurance commitments and land surveys as well as other real estate due diligence materials;
  • Tracking and communicating key real estate contract and lease dates to landlords and Support Center partners (including the Company's development team);
  • Maintaining Company records for title policies and other recordable real estate documents;
  • Analyzing and interpreting property and lease documents to determine rights and remedies available to the Company;
  • Partnering with the Company treasury team to initiate wire payments to third-parties and title companies with respect to real estate related payments;
  • Drafting real estate related documents such as lease amendments, letter agreements, title objection letters, lease assignments, memorandums of lease, extension and/or waiver letters, tenant estoppel certificates, SNDAs, closing documents and other similar documents;
  • Reviewing and commenting on settlement statements for real estate closings; and
  • Assisting in preparation of property research reports and abstracting key real estate documents affecting operations.

  • Partnership:
  • Acting as a liaison for field operators and Support Center partners in furtherance of the support functions described above;
  • Acting at direction of counsel or Team Lead and maintaining the strictest of confidence regarding materials he/she comes in contact with (which will include Company trade secrets, confidential information, and intangible assets)
  • Assisting with vendor payments including the processing of wires and invoice payments as requested;
  • Creating training materials, partnership playbooks (workflows), guidance documents, checklists, and other tools regarding work matters described above;
  • Assisting in managing relationships with key title company partners
  • Acting as a liaison between the Company, and/or our landlords; and
  • Partnering closely with the various teams within Accounting, Legal, Development, Fixed Assets, Risk and Treasury Departments.

MINIMUM QUALIFICATIONS

Education: Paralegal certification (equivalent work experience will be considered); Bachelor's degree preferred.

Experience: 3+ years of relevant experience in a law firm or corporate legal department.

Computer Skills: Proficiency with Microsoft applications (Teams, OneDrive, OneNote, Outlook, Word, Excel, PowerPoint), Adobe required. The applicant should be comfortable with or willing to learn database systems, document management systems, electronic signature systems, and other web-based systems.

Other Skills: Professionalism, outstanding organizational skills, strong attention to detail, strong interpersonal skills, ability to multi-task and meet deadlines under pressure, and the desire and ability to work in a fast-paced, team-oriented environment required.
